My clients are owners of second homes in Tyrol, Austria. Most of those owners are German (moneywise very well situated). The have their holiday home (house or apartment) to visit Tyrol and be surrounded by nature and mountains. Mostly they have a full-time stressful job in the city. Sometimes they only visit twice a year- for skiing and once in the summer. Some go more often over the weekends. I want to rent those holiday homes to tourists when the owner themselves do not need the apartment. I need to convince those owners to let me rent their apartment. I am offering full service from searching for the person who wants to rent the apartment for their holiday, handing over the apartment to the tourist, being a point of contact for the guests as well as cleaning and invoicing. Furthermore I am offering a concierge service like shuttle from the airport, preparing the house for their arrival (turning on the heat, buying food, airing the rooms). A third part of my service is the facility management of the house- cutting the grass, watering the flowers, in winter freeing the roof from snow. Problems I am solving: • they gain time by me doing the rental and taking care of the house • extra money for the owners • sustainable use of their house ( it will be avoided that the house stays empty) I am situated in Ellmau which is close to Kitzbühel, region of Wilder Kaiser/ Kitzbüheler Alpen. The name of my company will be Tirolana. It is made from the area Tyrol written in German- Tirol and a part of my first name- Jana- TIROLANA. age of clients: mostly older 45-60 years , higher education, interests: travel, luxury, golf. values: trust, loyalty, discretaion

The design should be more classy, on the conservative side - for my clients. I on the other hand want to be perceived as a hands-on person, capable and efficient person.
